Bellarine Bayside offer a range of leases and licences for buildings and land parcels that assist in delivering services to the community in line with the Crown Land (Reserves) Act 1978, the Marine and Coastal Act 2018 and other relevant legislation and policy.
Through these leases and licences, community groups and commercial venues provide activities, goods and services.
All funds raised through leases and licences are reinvested back into maintaining and improving coastal Crown land, public infrastructure and holiday park facilities.

There are 24 historic boat sheds on the coastal Crown land reserve which we issue and manage 10-year private licences for. All boat sheds are currently licensed and no more are looking to be built. Current licensees are given first option for a new licence when due,
If a boat shed licence becomes available, it will go through a public application process, overseen by a real estate agent.
